Booking Terms and Conditions

Deposit – A non refundable deposit equal to 30% of the total is requested at the time of provisional booking, and the booking is confirmed by email or in writing on receipt of the deposit.

Final balance is payable 6 weeks before arrival date, together with a refundable security / damage deposit (please see below) £100.00, which is refunded to a card within a couple of days following departure.

Payments can be made by debit/credit card (no charge), bank transfer (with any bank charges payable by guests). We are sorry, we do not take American Express.

We strongly recommend holiday insurance to protect yourself from any financial loss due to cancellation. Please see our cancellation policy below.

Cancellation Policy

If the booking is cancelled more than 6 weeks before arrival date, we regret that the deposit paid can not be refunded.  If the booking is cancelled less than 6 weeks before arrival, or in the event of a no show or booking reduction, we regret that a charge equal to the full booking amount is due. The security deposit is refundable.  If payment of the final balance is not received 6 weeks before arrival, we regret that we will have to assume that the booking is no longer required, and re- advertise the holiday dates.

Holiday insurance is recommended to protect yourself from any financial loss due to cancellation.

Change Over Days

High season – Saturday for Sand Castle and Pebble.
High season Friday for Beach Hut and Sand Dune.
Flexible low season  – please contact us for more details.

High Season is usually from the last week in May – mid September. Prices during high season are variable – choose and click on your preferred apartment, click ‘check availability’ and enter your dates to confirm tariff

There is off road parking at the front of the property, with parking for one car per apartment. More parking or parking for larger vehicles may be possible, but must be arranged in advance, preferably requested at the time of booking.


Only persons named at the time of booking are allowed to stay in the apartments.

Please advise us of any changes to named guests before arrival. Visitors are welcome during the day, but can not stay over night. Please advise us if you are expecting visitors so that suitable car parking arrangements can be made. Parking is usually limited to one vehicle per apartment.

Equipment Failure

In the event of any equipment in the apartments breaking down, we will do our best to replace or repair items as quickly as possible. All appliances and gadgets are new and well maintained for your comfort, and therefore we do not expect any problems, but please do let us know as soon as possible if you encounter any difficulties.

Please be aware that repair / replacement may take a few days for larger items (dishwasher, fridge etc ), just as it would if it you were at home!

Security / Damage Deposit

We charge a security / damage deposit per booking, which is refunded following your departure, and inspection of the apartment. Although we do thoroughly clean after your departure, we do politely ask that the accommodation is left in a reasonably clean and tidy state, as it was found on arrival.

If any excessive cleaning is needed following your departure, the security deposit may be used to recover any costs incurred. We totally understand that accidents can happen, and would be very grateful if any breakages or damage can be reported to us as they ocurr during your stay, so that we can rectify any issues, both for your comfort and for guests following after you.

The security deposit may be used to recover any costs incurred for breakages / damage.


For the safety and comfort of all our guests, Please observe our strict non smoking policy in all apartments and in the covered decking area. Any evidence of smoking in our apartments will be treated very seriously, particularly as this is a potential fire hazard. Guests will be asked to leave, and the security deposit will be forfeited. Smoking is permitted in outdoor front and rear garden areas,  and we do thank you for your cooperation.
